The lawyer, Shouq Al-Kathiri, said that notification is a legal procedure taken by a natural or legal person, and directed to another person based on a legal or contractual obligation, with the aim of alerting the notified person of his obligation or warning him against violating it.

Al-Kathiri continued that notification is not a means of proving the claimed right, but rather a means of proving the notified person’s knowledge of his obligation, and then proving his negligence in implementation once the claimed right is proven.

Al-Kathiri also stated that if the property owner, upon expiration of the lease contract, wishes to demolish it to rebuild it, or wants to add new buildings that prevent the tenant from benefiting from the rented property, or if the owner wishes to restore it for his personal use, or the use of one of his first-degree relatives, with proof Not having a suitable alternative, or if the landlord wishes to sell the rental property, in all of these cases the landlord must notify the tenant of the reasons for eviction at least 12 months before the specified date. For eviction, according to Article 25/2 of the law.

She indicated that the notification period must not be less than 30 days and not more than 90 days, in accordance with Article 43 of Law No. 33/2021.
