Dubai real estate records over AED 9.53bn in weekly transactions, Dubai REST shows
Dubai real estate recorded over AED 9.53bn in weekly transactions across 3,921 deals, with AED 6.66bn in sales and strong demand for luxury off‑plan units.
Dubai’s property market posted robust activity last week, with total transactions exceeding AED 9.53 billion across 3,921 deals, according to data from the Dubai REST app of the Dubai Land Department.
Sales accounted for AED 6.66 billion of that total, underscoring sustained buyer interest across residential, building and land segments.
The figures highlight continued liquidity and appetite for both completed and off‑plan projects in the emirate.
Weekly transaction totals and sales composition
The weekly report shows 3,921 registered transactions, of which 2,942 were sales, revealing a market dominated by purchase activity.
Residential units led the sales mix, with 2,632 recorded sales, alongside 148 building sales and 162 land transactions.
These numbers reflect a broad-based market where end-users and investors remain active across asset types.
Ready-property and off‑plan volumes contrasted
Sales of ready properties totaled approximately AED 3.18 billion across 950 transactions during the week.
Of those ready‑property transactions, 716 involved residential units, 72 were for buildings and 162 related to land sales.
By contrast, off‑plan sales achieved around AED 3.48 billion through 1,992 deals, driven overwhelmingly by residential off‑plan purchases.
Mortgage and gift transactions indicate financing patterns
Mortgage registrations were significant, with 855 mortgage deals recorded amounting to AED 2.35 billion in lending value.
Mortgage activity was divided among 510 residential mortgages, 116 building mortgages and 229 land mortgages.
Gift transactions also featured, totaling AED 528.82 million across 124 transfers, most of which involved residential units.
Top-selling communities by transaction value
Business Bay topped the list of best-performing communities with sales value surpassing AED 329.57 million for the week.
Dubai Airport City followed with AED 315.26 million and Jumeirah Second recorded roughly AED 303.83 million in sales.
Other high-value pockets included Palm Jebel Ali, Jumeirah Village Circle and Downtown Jebel Ali, each contributing materially to weekly turnover.
Secondary hotspots and broader geographic spread
Beyond the top five, Hariozen posted about AED 199.71 million in sales, while City of Arabia and Dubai Production City recorded AED 175.18 million and AED 159.14 million respectively.
Palm Deira also featured among the top ten, registering just under AED 156 million in transactions.
The spread of values across established urban centres and newer masterplans demonstrates the market’s geographic breadth.
Landmark off‑plan apartment sale spotlights luxury demand
The market recorded a headline-making off‑plan sale of a luxury apartment in Jumeirah Second valued at AED 166.07 million.
That single transaction underlines persistent demand at the top end of Dubai’s market and the willingness of buyers to commit to high-value off‑plan assets.
Analysts say such deals can bolster investor confidence and signal enduring strength in the luxury segment.
Daily trading snapshot and market momentum
On the most recent trading day covered in the report, total transactions reached AED 988.37 million across 497 deals, with sales accounting for AED 800.9 million.
Mortgage registrations on that day were AED 172.47 million, while gifts totaled AED 15 million, indicating day‑to‑day liquidity across financing and transfers.
Daily activity levels of this scale support the view that Dubai’s property market continues to attract capital from both domestic and international buyers.
Market participants say the combination of strong off‑plan uptake, sizeable mortgage flows and high-value transactions points to a balanced environment where developer supply and buyer demand remain aligned.
With key communities delivering substantial weekly turnover and headline luxury sales underscoring appetite at the top end, Dubai’s property market appears set to maintain momentum in the near term.
