Sharjah real estate trading reached about AED 7 billion in July, up 61.8% from June, with 9,376 transactions signaling renewed investor interest across the emirate.

The Sharjah Real Estate Registration Department reported that total trading value in July stood at roughly AED 7 billion, compared with AED 4.4 billion in June, an increase of 61.8 percent. Transaction volume rose to 9,376 operations, representing a 25.3 percent month-on-month expansion. The department noted the total area of properties exchanged in sale transactions reached approximately 27.2 million square feet.

Transaction mix and volumes

Certificates of property status (shahadat al-ifada) comprised the largest share of recorded paperwork, totaling 4,049 transactions. Ownership deeds followed with 3,356 records, while preliminary sale contracts accounted for 1,185 operations. Valuation and mortgage activity was also notable, with 320 valuation files and 466 mortgage transactions; the latter carried an aggregate mortgage value of about AED 1 billion.

Major deals and high-value parcels

Trading took place across 129 areas within the emirate, including several high-value land deals that helped drive overall figures. The Industrial 4 area recorded the single largest sale of the month, a vacant land transaction valued at AED 850 million. Separately, Industrial 4 led central-region cash trading with total cash turnover of AED 908.8 million for the month, highlighting concentrated investor interest in industrial land stock.

Mortgage activity and notable encumbrances

Mortgage transactions rose in parallel with sales, and the report singled out Al Lileya as the location of the largest mortgage recorded in July — a AED 120 million charge on vacant land. The mortgage total of roughly AED 1 billion reflects banks’ and financial institutions’ continued role in facilitating larger-scale land and development financing across the emirate. Valuation work, recorded in 320 cases, underpinned those lending decisions and provided fresh price benchmarks.

City of Sharjah cash trades and hotspots

Within Sharjah city limits, 2,091 of the emirate’s 2,884 sale contracts were registered, making the city the dominant sales market for the month. Cash trading in the city was led by the Saja’a Industrial area at AED 715.4 million. Muweilah Commercial traded AED 516.3 million in cash, while Al Manhaz and Al Qulay’a recorded AED 449.5 million and AED 365.7 million respectively. These figures reflect strong appetite for both industrial land and commercial plots inside the urban perimeter.

Regional breakdown: central and eastern areas

In the central region the report recorded 527 sale transactions, with Al Buleidah alone contributing 192 deals. The concentration of activity in central zones corresponded with the high cash turnover in Industrial 4. In the eastern governorate, Khorfakkan logged 206 sales and Kalba recorded 58 sales. Dibba Al‑Hisn registered two sale transactions in July, one each in the Al Shamali and Al Sayh neighbourhoods.

Drivers behind the July performance

Officials attributed the robust performance to a mix of continuing infrastructure projects, targeted development initiatives and a regulatory framework that the department says supports sustainable investment. The combination of new supply in industrial and commercial zones and clearer title processes has, according to the report, reinforced investor confidence and encouraged larger transactions. Analysts point to active development pipelines and demand for industrial parcels as primary factors supporting elevated land prices and turnover.

The department’s July data signal a month of concentrated, high-value activity that boosted overall trading value and showcased the emirate’s continued appeal for investors in land and development projects.
