Dubai real estate transactions top AED 10.17 billion in a single week
Dubai property transactions reached AED 10.17bn last week, with AED 7.1bn in sales; mortgages and gifts rose, led by JLT, Arjan and Business Bay, official data
Dubai real estate transactions surged to AED 10.17 billion during the most recent week, driven by a strong volume of sales and renewed mortgage activity, according to data released by the Dubai Land Department. The week saw 3,785 recorded property dealings, including AED 7.1 billion in outright sales of residential units, buildings and land. Market participants said the mix of sales, mortgages and gift transfers points to sustained investor interest across several established and emerging communities.
Weekly transactions reach AED 10.17 billion
Last week’s total of AED 10.17 billion followed the registration of 3,785 separate transactions in Dubai’s property registry. Sales made up the bulk of the activity, accounting for AED 7.1 billion of the total recorded value. The figures reflect continued liquidity in the market and active participation from both end-users and investors.
Registration volumes underline a transactional pace that market observers interpret as a positive signal for short-term demand. Authorities at the Dubai Land Department confirmed the data as part of the routine weekly disclosures that track the emirate’s property market activity.
Sales account for AED 7.1 billion across 2,884 deals
Sales were recorded across residential units, buildings and land, with a total of 2,884 sale transactions registered during the week. Of these, 2,588 were for residential units, 128 were for buildings and 168 involved land plots. The dominance of residential sales highlights ongoing demand for housing solutions across different price brackets.
The diversity in sales — from apartment units to whole buildings and plots — indicates both retail and institutional buying. Analysts noted that the spread of transactional types can temper volatility, as a mix of short-term investors and long-term owners helps stabilize activity.
Mortgage activity totals AED 2 billion in 713 deals
Mortgage registrations remained substantial, with 713 mortgage transactions recorded for a combined value of AED 2 billion. The majority of mortgage deals were tied to residential units, which accounted for 488 of the mortgage registrations. An additional 64 mortgages were recorded against buildings and 161 against land parcels.
The level of mortgage activity suggests lenders remain active and that buyers are leveraging financing to access the market. Market lenders and brokers said competitive lending packages and improving buyer confidence were among the factors supporting this level of secured borrowing.
Gifts and transfers top AED 1.07 billion
Non-sale transfers, recorded as gifts, reached a total value of approximately AED 1.07 billion across 188 transactions. These included 143 transfers for residential units, 10 for buildings and 35 for land. Gift transfers often reflect family settlements, estate planning arrangements, or intra-group corporate reassignments.
Officials said that while gift transactions are a smaller share of the market, their presence underlines the variety of ownership changes taking place beyond straightforward sales and mortgage registrations. Such transfers can affect supply dynamics in targeted segments of the market.
Daily snapshot AED 2.33 billion recorded yesterday
A daily breakdown showed that total property dealings recorded on the most recent reporting day reached about AED 2.33 billion. Sales constituted the largest share of that daily total at AED 1.88 billion, representing 80.61% of the day’s recorded transactions. Mortgages accounted for AED 354.58 million (15.21%), while gifts represented AED 97.42 million (4.18%).
The concentration of value in sales on a single day illustrates the episodic nature of high-value deals, where a handful of large transactions can significantly influence short-term aggregates. Brokers noted that end-of-week closings and investor scheduling often create such spikes in daily figures.
Jumeirah Lakes Towers Arjan and Business Bay lead activity
Several communities emerged as hotspots during the week, with Jumeirah Lakes Towers (JLT), Arjan and Business Bay recording notable levels of sales and mortgage activity. JLT’s established rental and resale market continued to attract investors, while Arjan’s mix of mid-market residential stock supported a steady stream of purchases. Business Bay saw activity across both apartment sales and commercial building transactions.
Local market participants attributed the geographical spread to a combination of price accessibility, proven rental yields and proximity to business and leisure hubs. The areas highlighted combine mature infrastructure with ongoing development, offering buyers a range of investment propositions.
Market commentators say the latest Dubai Land Department figures reflect a balanced market where sales, mortgage financing and transfers each play a role in turnover. Continued monitoring of weekly and daily registries will be used by investors and policymakers to assess momentum and inform short-term positioning.
Recent data points suggest transactional momentum remains, supported by mortgage availability and buyer interest across both established and growing neighborhoods in Dubai.
