Ajman real estate records 6,815 transactions worth AED 10.8 billion

Ajman real estate market posts AED 10.8bn in H1 2026 with 6,815 property transactions

Ajman real estate market recorded 6,815 transactions worth AED 10.8bn in H1 2026; sales reached AED 7.64bn and mortgages exceeded AED 1.88bn, officially.

Ajman’s property market continued its upward trajectory in the first half of 2026, recording 6,815 real estate transactions with a combined value surpassing AED 10.8 billion. The data, covering January 1 to June 30, 2026, were released by the Ajman Department of Real Estate and Land and show robust activity across sales and mortgage segments. The department highlighted that the diversity of investment options and strong demand across multiple neighbourhoods underpinned the results.

Transaction totals and overall value

The Ajman Department of Real Estate and Land registered a total of 6,815 property dealings in H1 2026, producing an aggregate market value above AED 10.8 billion. These figures reflect both completed sales and other recorded transfers, indicating a broad level of transactional activity across the emirate. Officials described the results as evidence of a resilient and maturing market that continues to attract investors.

The department’s report breaks the total figure into distinct categories, showing how different transaction types contributed to the overall value. This granular perspective helps policymakers and developers assess which segments are strongest and where demand is concentrating.

Sales performance and leading districts

During the six-month period, 5,435 sales transactions were recorded with a combined value of AED 7.64 billion. The sales segment accounted for the largest share of transaction value, signaling sustained buyer interest in both off-plan and completed units. Local authorities said that steady sales volumes are supporting ongoing development activity across Ajman.

Among neighbourhoods, Al Amrah recorded the single highest sale value, with transactions totaling AED 215 million in the period. That performance underscores the area’s appeal to purchasers seeking strong location value and emerging amenities.

Mortgage activity and single largest pledge

Mortgage and pledge activity remained an important component of market dynamics, with 969 mortgage transactions logged and an aggregate pledged value exceeding AED 1.88 billion. The mortgage total demonstrates that financing continues to play a central role in enabling purchases across a range of price points. Lenders and buyers remained active, supporting liquidity in Ajman’s property market.

The largest single mortgage recorded in the period was AED 123.5 million in the Liwara 1 area, marking a notable high-value pledge. Officials noted that large mortgage transactions of this size typically involve commercial or high-end residential assets and reflect confidence among institutional and private financiers.

Most traded projects and neighbourhood rankings

The report identified the most actively traded development projects and neighbourhoods, with Emirates City topping the list of projects with the highest transaction volumes. Emirates City was followed by City Towers and the Ajman One project, each drawing significant buyer and investor interest. These projects continue to dominate trade activity because of location, delivery timelines and investor familiarity.

On a neighbourhood level, Hay Al Hilyo 2 emerged as the most traded community, followed by Al Hilyo 1 and Al Zahia. The clustering of activity in these districts indicates where demand and turnover are concentrated, providing developers and service providers with clear signals about future investment needs and infrastructure priorities.

Department response and economic significance

Eng. Omar bin Umair Al Mehairi, Director-General of the Ajman Department of Real Estate and Land, said the results reflect the sector’s positive performance and the increasing range of investment options across the emirate. He noted that the property market is playing a pivotal role in stimulating Ajman’s economic growth and in reinforcing the emirate’s profile as an attractive investment destination.

Officials emphasized that the 2026 results form part of a longer-term trend of recovery and measured expansion, driven by new supply, targeted infrastructure projects and policies supporting transparent transactions. Continued engagement with investors and lenders was highlighted as a priority to sustain momentum.

Market outlook and investor considerations

Analysts and developers monitoring Ajman’s market say the H1 2026 results point to continued appetite from end-users and investors, especially in well-located projects and neighbourhoods offering developer reputations and delivery certainty. While sales and mortgage volumes are healthy, stakeholders note that maintaining affordability and improving supporting infrastructure will be key to broadening demand.

The department’s statistics provide a benchmark for the remainder of 2026 and will be used to guide planning, marketing and regulatory measures. Developers and real estate professionals said they will watch supply pipelines and financing conditions closely to anticipate shifts in buyer behaviour.

The Ajman Department of Real Estate and Land’s H1 2026 report offers policymakers, investors and residents a detailed picture of current market dynamics and a basis for strategic decisions through the rest of the year.
